What is a home measurement or floorplan service?

Measurement services are just what they sound like: Based on your needs, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a home measurement service work?

During a measurement or floorplan service, an appraiser measures the home with a measuring tool — generally a tape or laser measuring device. As they walk the house, they make note of the layout of the rooms and other features, like stairs, hallways, and pantries. They might sketch the property. Then, the appraiser develops a report and a more detailed floorplan showing the total area and the overall layout of the house. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are measurement services necessary?

Property taxes

Property tax records frequently reflect the wrong square footage because the values can come from various sources, and occasionally go unproven — which means you may be taxed for more square footage than you actually own! Unless a certified appraiser has completed a recent valuation or measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a measurement service before disputing your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a property

A floorplan service can secure fair market value for your property. Living space is one of the biggest elements potential buyers look for when purchasing a home — but since these values are frequently approximated rather than properly measured, your home listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price for your home, but possibly even the number of interested buyers. The only dependable method of using a definitive GLA when listing your home or property is to refer to a previous appraisal or home measurement service completed by an appraiser (after any renovation that may have affected square footage).

For agents

To ensure that your client's home sells at a price that correctly reflects true market value, we advise asking for a home measurement of the property. Your clients, and especially potential buyers, will appreciate your eye for detail, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tool for getting potential buyers interested because they can view the layout and features of the property before and after a walkthrough.
